Recovery audit firm takes over data center space in Norwalk

Connolly LLC, a Boston-based recovery audit firm, has signed a long-term lease with Norden Center LLC
for 11,065 square feet of data center space at Norden Park in Norwalk. The data center at the 620,642-
square-foot complex had previously been operated by an unnamed financial services firm.

Connolly, which in July received a major investment by Advent International, a global private equity
firm, had originally offered to sublease the lower level space from the previous tenant, subject to
approval by the building owner.

Norden Center, preferring to sign a new, direct lease with Connolly, negotiated an early termination of
the financial services firm’s lease. The previous tenant was represented by Thomas Pajolek, executive
vice president, with CB Richard Ellis Inc.

“Connolly, the largest privately held recovery audit firm in the world, was able to add to its global data
center capacity by taking over an existing facility already ideally equipped with cooling equipment on
the roof, multiple redundant power and fiber lines and access to emergency power,” said Stoddard, a
member of JLL’s data center/mission critical team.

Jones Lang LaSalle advised Connolly on key data center benchmarks as the deal evolved from the initial
sublease into an asset purchase and lease of the space, he said.

“The reason this site is excellent for a data center is because it’s high and dry. It has 252 tons of cooling
capacity with more than a dozen units on the roof,” Stoddard said. “It’s unique. There are only a few
locations that can qualify in our region.”
