Default colo contracts for LECs

Our datacenter has a Telco Room where our LEC has placed a mux. A CLEC also wants to trench fiber in, and place their mux in our datacenter, to sell their services to our colo tenants. I want to give the CLEC the option of placing their mux in the Telco Room or into their own cage or cabinet.

I view having additional LECs built into our center as a Very Good Thing, so compensation for colocation would be very flexible. However, there still needs to be a colocation contract that protects the CLEC and me.

Any suggestions on what kind of terms CLECs need to protect their investment, and what terms I may need to protect myself?
